Formerly serving as Vice President of New Developments at Realogics Sotheby’s International Realty, he brings a rare combination of institutional development expertise and high-performing brokerage insight, making him a trusted partner to sellers, developers, and financial stakeholders navigating complex market conditions.

Dehlan is especially known for his strength in property valuation, market realignment, and sales strategy. He regularly leads “mark-to-market” exercises that recalibrate pricing, optimize absorption, and restore alignment among ownership, lending, and sales teams. Grounded in data yet deeply attuned to buyer psychology, his approach has proven effective in reactivating challenged projects while maximizing performance on new launches.

Notable engagements include the sellout of Florera condominiums in Seattle, as well as leading turnaround campaigns for Infinity Shore Club Residences and Graystone Condominiums – two high-profile developments that earned back-to-back Development of the Year awards from Seattle Agent Magazine. In recognition of his leadership and industry impact, Dehlan was also named to the publication’s Who’s Who in Real Estate in 2024.

Prior to his tenure at RSIR, Dehlan served as a director of prominent international development firm Create World Real Estate, overseeing the delivery of some of the most successful landmark high-rise condominium and mixed-use projects in the region. His experience spans the full project lifecycle – from concept, capital structuring, and design through pre-sales, delivery, and final disposition – providing him with a holistic perspective that informs every assignment.

Today, Dehlan is a trusted broker and advisor known for long-term client advocacy, discretion, and strategic counsel. In addition to advising developers, he represents longtime personal clients throughout Seattle, Bellevue, and the Eastside, specializing in distinctive homes and investment sales. His market insights have been featured in The Wall Street Journal and Puget Sound Business Journal. As Seattle continues to evolve as a global city, Dehlan’s multilingual background and international network enable him to seamlessly serve both domestic and international clients.

A proud “Double Dawg,” Dehlan earned his bachelor’s degree from the University of Washington’s Foster School of Business and his Master of Science in Real Estate (MSRE) from the Runstad Department of Real Estate. Born and raised in Bellevue and now a West Bellevue resident, he has deep personal and professional ties to the communities he serves.

Outside of real estate, Dehlan is an avid fly fisherman who explores the rivers of the Rocky Mountain West with his drift boat in tow. He is a dedicated supporter of University of Washington athletics and everything purple & gold.

He enjoys staying active through men’s league soccer and basketball, supporting Seattle’s home teams, spending time with family, and planning his next international adventure.

Rachel Buchanan is an accomplished real estate broker with a distinguished track record in new-construction sales, project leadership, and resale assignments. Currently serving as the sales director for The Graystone Condominiums, Rachel brings over eight years of industry experience shaped by a strong foundation in sales management, client service, and luxury brand stewardship.

Before entering real estate, Rachel built a successful career at Louis Vuitton’s downtown Seattle flagship, where she spent over a decade in management and visual merchandising. That experience honed her understanding of the psychology of aesthetics and the power of presentation, an insight that continues to define her work today. In the luxury market, she understands that a home must do more than function; it must captivate. Just as importantly, her time in luxury retail instilled a deep appreciation for trust, discretion, and personalized service. “Building relationships over time creates a level of trust where clients choose to work with you again and again,” she notes. “Those relationships are rooted in genuine connection.”

Rachel’s business style balances an engaging, approachable process with a disciplined focus on execution. That achievement led to her current role overseeing The Graystone in Seattle’s First Hill neighborhood, a 37-story, 271-residence tower. Under her leadership, Graystone earned back-to-back titles as Seattle’s best-selling condominium community in 2024 and 2025. She has also been recognized in The Wall Street Journal | RealTrends Rankings, where she has ranked among the top 50 brokers in Washington by transaction sides for multiple years.

Outside the office, Rachel enjoys exploring the outdoors and Seattle’s evolving restaurant scene, deepening her connection to the neighborhoods she serves. An Eastside resident, she spends her free time with her dog, Bart, who loves the region’s parks and open spaces.
